Inadequate Maintenance
As part of our Potential Incident / Near Miss investigations, we allocate immediate and basic
causes to each incident. Basic causes are slit into personal factors and job factors. This is then
analysed, trends are identified and action is taken for anything we feel we can address.
One of the trends we have identified is the significant increase in the number of hazards caused
by inadequate maintenance. This year 54% of incidents caused by job factors are due to
inadequate maintenance, this is increased from 42% in 2013, 34% in 2012, and an average of
23% since 2004.
Due to the nature of these types of incidents, they are often outside our skillset and we are often
unable to eliminate the hazard as it requires specialist works (e.g. a pothole on a forecourt
creating a trip hazard); we therefore inform the client of the hazard with a recommendation on
the remedial action needed.
It’s clear to everyone in business that money is tighter and margins are squeezed tighter than
ever before, but the analysis shows that delaying maintenance works may be false economy
and should be risk assessed because in itself, it creates a risk significant costs from accidents
and no-win-no-fee lawyers in particular.

been learned throughout the course of our lives. Some of us learn best by studying graphs and charts, some through visual
presentations, and some by reading detailed text books. It is important that we receive information in a format that works
